Jenison Roofing Questions
I have a ridge vent and gable vents. Is that better than one or the other?
No — it is usually worse. A properly working system draws cool air in low at the soffits and exhausts it high at the ridge. Open gable vents give the ridge an easier place to pull from, so it short-circuits and takes air from the gable instead of from the soffits, and the lower part of the attic stops ventilating at all. On most Jenison re-roofs, sorting this out is a bigger improvement than the shingle upgrade.
The stain on my ceiling is nowhere near where you say the leak is. How?
Water almost never enters where it appears. It gets in at a valley, a flashing or a nail penetration, runs along the underside of the deck or down a rafter, and drops wherever it finds the first low point. This is why we trace leaks back to the actual failure rather than patching above the stain, which is a repair that works right up until the next heavy rain.
My roof has two layers. Does that change anything?
Yes, several things. It hides the deck condition entirely, it traps heat and shortens the life of the upper layer, it adds weight, and it disqualifies the roof from the enhanced manufacturer warranties we are certified to register. Tear-off costs more up front and it is the right call on nearly every two-layer roof we look at.
Should I replace before I see a problem, or wait?
Wait until an inspection tells you it is time — but get the inspection. Replacing a roof with genuine life left in it is money spent early for nothing, and we will say so. What is genuinely expensive is finding out from a ceiling stain, because by then you are paying for the roof and the interior.
